More listings for your agency. On Google and in AI.

In most areas, buyers find you on their own. The scarce, valuable thing is the listing. I make sure owners come across you exactly when they are thinking about selling, on Google and in AI systems like ChatGPT, Gemini and Perplexity.

The real goal: listings, not just buyer enquiries

Let me be honest: most estate agent websites optimise for the wrong side of the market. They collect buyer enquiries, and in sought-after areas there are already more of those than a property can handle. What really decides your revenue is the number of listings you win. That is exactly where I come in.

Owners who want to sell make their choice of agent online today, long before they pick up the phone. They google, they compare, and more and more often they ask an AI for advice. Whoever shows up visibly and credibly at that moment wins the listing. Whoever does not show up simply does not exist for that owner.

This page shows you how I align your agency to exactly that moment. I cover buyers, prospective tenants and recruiting as well, of course, but the focus is where your money is made: the owner with an intention to sell.

Visible exactly when someone wants to sell

Owners reveal their intention to sell very plainly in their searches. Every one of these searches is an owner on the verge of a decision. I build your site so that you appear for exactly this search intent, not just for generic terms like "estate agent plus city" that everyone fights over.

The telltale searches of owners ready to sell

  • "sell house in [city]" and "sell flat [district]"
  • "what is my property worth" and "property valuation [town]"
  • "sell a flat with or without an agent"
  • "estate agent [city]" and "good real estate agent near me"
  • AI questions like "Which estate agent in [city] is reputable?"

The strongest entry point is almost always the value question. Anyone who wants to know what their property is worth is already thinking about selling. A well-built valuation journey on your site picks this owner up early and turns an anonymous search into a concrete conversation.

The critical searches play into my hands too. Anyone who types "sell without an agent" is unsure, not determined. Being visible here and calmly showing what a good agent actually achieves in price, security and effort wins back exactly those owners who would otherwise drift into costly DIY.

None of this lands, though, if your site loads slowly. A buyer who waits for a sluggish page is usually gone before your first listing even appears, and Google folds loading time straight into the ranking. How seriously I take this technical groundwork, you can see on my own site:

Speed is not a nice-to-have. Google treats loading time and Core Web Vitals as a ranking factor, and fast sites keep visitors and win more enquiries. What I deliver for my clients you can see right on this page, measured officially with Google PageSpeed Insights. Even AI agents read and use this page flawlessly, a direct advantage for your visibility in AI systems.

Local dominance: city, district, location

Hardly any industry is as local as yours. An owner in a particular neighbourhood is not looking for an agent "for the whole country", they are looking for someone who knows their location. That is why a single page for the entire city is not enough. I build your visibility down to the level where decisions are really made: individual districts, neighbourhoods and locations.

The centrepiece is an optimised Google Business Profile that appears at the top of the local map and the Maps section, cleanly interlinked with dedicated location and district pages on your website. That way you become the obvious choice for "agent [district]" and "sell property [neighbourhood]", instead of disappearing into the grey mass of citywide results.

This hyperlocal approach has a nice side effect: it is hard for your national competitors and the big portals to copy, because it needs real local knowledge behind it. You have exactly that, I simply make it visible.

Trust decides: reviews, references, reputation

For most owners, a property is the most valuable thing they own. Nobody hands that over lightly. Before an owner calls you, they check whether they can trust you, and today that happens through reviews, references and the picture the web paints of you.

I make sure this picture is right and findable: a systematic build-up of genuine Google reviews, well-placed sales successes and references, clear details about who you are, your experience and your area of operation. That not only strengthens your visitors' trust, it is also a ranking factor and exactly the signal AI systems orient themselves by.

My principle: I do not invent reviews or successes. I make the substance you already have visible, and that works far more sustainably than any polished façade.

What the AI says about you when an owner asks

More and more owners no longer ask their agent question on Google at all, but directly in ChatGPT, Gemini or Perplexity: "Which estate agent in [city] is reputable?", "Who sells flats in [district] successfully?" The AI gives an answer, with or without you. That answer is the new first impression, and hardly any agent has it on their radar yet.

This is where your head start lies. I align your content so that AI systems understand you as a clear, trustworthy option for your city and your locations and name you in their recommendations. This is the discipline I call GEO, visibility in generative answers, and it becomes relevant in the estate agency business faster than most expect.

Whoever lays the right groundwork early gets recommended while competitors still believe Google alone is enough. That is exactly the gap I claim for you.

A QUICK ASIDE

You are reading this page because you found it, probably through a Google search or an AI. That is exactly my work: being found when someone searches. What works here for me, I build in the same way for your agency.

Content that convinces owners

Visibility brings the owner to your site, what they find there has to convince them. That is why my work involves more than technology: I develop content with you that answers a selling owner exactly the questions that keep them up at night. What is my property realistically worth, how does a sale work, what sets a good agent apart from a mediocre one.

Such content does two things at once. It moves you up for the relevant searches, and it builds authority that creates trust before the first conversation even takes place. An owner who gets the feeling on your site that someone here really knows what they are doing calls with a head start of trust.

Important: I do not give away your craft or turn owners into self-sellers. On the contrary, good content makes it tangible how much value, security and effort go into your work, and why exactly that is worth a mandate.

Visible as an employer too: agents and new talent

In the end, good properties are won by whoever has good people. Experienced agents are in demand, and new talent has long decided via the web whether an office is an option for them. Anyone invisible as an employer feels it twice: in the mandates and in the team.

Who I make your office visible to as an employer

  • experienced agents looking for a change
  • career changers from sales, banking and insurance
  • trainees in real estate (apprenticeship)
  • working students and interns

For that I provide a careers page that does not look like a token gesture, findable searches like "work as an estate agent in [city]" and a technically clean integration into Google for Jobs.

That way your website becomes not only a channel for listings, but also the most convincing argument in the competition for the people who will later handle those mandates. Both pay into the same strength: you get found when it matters.

Reputable and legally sound in how you present yourself

In the estate agency business, a lot rides on a correct external presentation. Mandatory energy-certificate details in listings, transparent information on commission and who pays it, a clean right-of-withdrawal notice, robust data protection. This is not decoration but part of the seriousness owners perceive, and a point where competitors keen on warnings like to step in.

I build your visibility so that reach and legal certainty fit together. Mandatory details are integrated correctly, listings and landing pages cleanly structured, your legal pages kept complete. Where it comes to the actual legal assessment, I work with your input or your lawyer, because legal advice is not my role.

The result is a presence that radiates trust to the outside and offers no open flank on the inside. Especially in an industry where very large sums are at stake, that is an underestimated selling point.

My approach for your agency

My goal is simple: you should be found and recommended when an owner in your region is thinking about selling. To do that, I combine classic, hyperlocal SEO with the new visibility in AI systems, I strengthen your trust profile, and I think of listings, buyers and recruiting as one connected whole.

I have been doing exactly this for 14 years, personally and with a genuine interest in your numbers. If you want to know how visible your office really is at the decisive moment, I will take a look and show you concretely where listings are slipping away from you.

You can read in detail how I put each part into practice: SEO analysis, local SEO, GEO for AI answers and social search. For an overview of all industries, see the industry overview.

I have dedicated pages for related industries: architects, energy consultants and insurance brokers.

FREQUENTLY ASKED

What real estate agents ask about SEO and AI visibility

You often see first effects from technical optimisation and your Google Business Profile within a few weeks. Stable rankings for competitive searches like "sell property plus city" usually take several months of continuous work. After the analysis I tell you realistically where you stand and what is achievable in what time frame.

That depends on your starting point, the competition in your region and your goals. I do not work with off-the-shelf flat rates; after a free initial analysis I put together a package that fits your market and budget. So you pay for what actually has an effect.

Portals bring buyer enquiries, but they are not yours, and the owner looking for an agent finds mainly properties there, not you. Your own visibility on Google and in AI is the channel through which you win listings independently of portal fees. The two complement each other but do not replace each other.

Through real local knowledge. Large chains work with citywide standard pages; you can score at district and location level, where you are more credible in substance. Exactly this hyperlocal depth is hard to copy and your strongest lever against interchangeable big providers.

In most markets, yes. Owners search for their specific location, and competition for "agent plus district" is significantly lower than for the citywide search. But such pages have to be genuine in substance, not just swap place names, otherwise they look thin. How many and which ones make sense we work out based on your area.

Very important, in both directions. They are a local ranking factor and at the same time the trust signal owners and AI systems measure you by. What matters is a systematic, honest build-up of genuine reviews instead of a bought façade.

By building your content and presence so that AI systems can clearly associate you with a city, your locations and your reliability. This is the discipline GEO, and it differs in parts from classic SEO. I handle the concrete implementation for you.

Yes. With a findable careers page and a clean integration into Google for Jobs, you also become visible to career starters, career changers and aspiring real estate professionals. The same visibility that brings mandates wins you the people who handle those mandates.

Yes, you do not have to state a specific commission rate publicly. Mandatory details and transparent notes on your commission model are part of a serious presence, though, and build trust. I set this up so that it is correct and sales-promoting at the same time.

In most markets clearly with the sellers, because the listing is the scarce, valuable asset. I take buyers and prospective tenants along, but the focus is where your business is decided. In special markets that can be different, which we clarify in advance.

Especially in smaller towns it is often particularly effective, because online competition is thinner and local reputation counts strongly. The strategy differs from the big city; the goal stays the same: you are the obvious choice when someone in your region wants to sell.

Usually not. Often you can build on what exists, with targeted technical and content adjustments. Whether a relaunch makes sense I tell you honestly only after a look at your site, not pre-emptively to create work.
